Our ‘Premium’ apartments are suitable for couples. The bed is 160cm x 200cm. A maximum of two people can move into ‘Premium’ apartments.

In principle, it is not possible to move in before the start of your contract. However, if there is a good reason, there is always the possibility to talk, so ask your Lumis team if necessary.
All-in rent means that all costs incurred are already included in your rent. In addition to your fully furnished apartment and operating and consumption costs such as water, electricity, and heating, this also includes free internet use with unlimited data volume. It also includes the use of communal areas (gym, yoga room, communal kitchen, co-working spaces, cinema, gaming room, bicycle storage, roof terrace, courtyard).
The use of the washing machines and tumble dryers, underground parking, print box, various snack machines and coffee machine are not included in the rent.
After signing the contract, the deposit (2 months’ rent) must be paid at least one week before you move in. The first rent will be debited from your account on the 5th or 20th, depending on the start of the contract.
No. We ask you to transfer the deposit to the agreed account (see email).
You can only cancel your booking in writing (by e-mail). In the event of cancellation, we will charge a cancellation fee of one month’s rent.
Basically, all costs are included in the all-in rent. We do not charge any extra fees such as service or booking fees! The use of the washing machines and tumble dryers must be paid for via the Miele Wash app and is paid directly to Miele for each wash cycle. (Washing 2,75.-€, drying 2.25.-€), underground parking garage spot (subject to availability). The final cleaning fee of 90.-€ will be deducted from the deposit.
You can pay your rent in one go and in advance.
The OBS is the ORF-Beitrags Service GmbH, which collects the license fee for Austrian television and radio. You do not need to register for or pay the ORF fee, as LUMIS pays this fee for you. If you receive a letter from OBS by mistake, you can ignore it or contact the Lumis team on site.
Manual payments will be accepted until a SEPA-enabled account is opened. After that, we will ask you to complete a SEPA Direct Debit Mandate.
A SEPA Direct Debit is a direct debit authorization to companies, so that they can collect this money from your bank account. The SEPA Direct Debit allows us to debit the rent for your apartment directly from your account without you having to worry about it. This is only possible for EU accounts (and Switzerland).
It is advantageous to open a SEPA-compliant bank account if you plan to stay for several months. You can pay your first rent manually. After your arrival, you can open a SEPA bank account.
You can deposit from a non-EU account. However, please note that there may be additional charges. We prefer to receive payments via SEPA Direct Debit.
The rent will be debited monthly on time if you have a SEPA mandate. If you pay your rent manually, we ask you to do so by the 5th of each month.
The price agreed in the rental contract is valid for the duration of the contract.

At Lumis Graz, well-placed security cameras monitor the common areas around the clock. Outside of our opening hours, the entrance doors are locked so that only residents with an access chip have access. In addition, the Apartment floors are not accessible to unauthorized persons.
There is heating throughout the building and in all apartments and bathrooms. The apartments are equipped with radiators or bathroom heaters. The general areas on the ground floor are heated by underfloor heating.
Air conditioning is available in the yoga room, gym, and cinema. Our apartments do not have air conditioning.
Unfortunately not. Pets are not allowed at Lumis Graz.
Whether you can postpone the start of your contract depends on availability. Please contact the Lumis team on site. If you cancel after signing the contract, we must charge you a cancellation fee of one month’s rent.

A limited number of short-term parking spaces are available in front of the building. Please note that these are for loading and unloading only. It is possible to rent a parking space in the garage (if available).
Yes, you can. In addition to a covered parking area in front of the building, there is also a bicycle cellar with over 200 parking spaces, including repair tools and an electric air pump.
In principle, visitors are always welcome. If it is an overnight stay, the number of guests is limited to 1. The Lumis team can advise you on the length and frequency of overnight stays.
When you move into an apartment in Austria, you are required to register with the local registration office. When you move in, we will give you a registration form which you must fill out and return to the registration office.
These machines can be operated via the Miele AppWash app. First download the “appwash by Miele” app. Then you can top up your credit, select one of the machines and wash your laundry.
You can cancel your spot with 2 months’ notice. Send us an e-mail to do so.
Write us an email or come and see us in person. If you notice any damage when you move in, please report it to us immediately.
Each apartment has its own letterbox for letters and small packages. If you order parcels, they will be delivered to the myRENZbox in the parcel room. The advantage of this is that your parcels are safely stored, and you can collect them at any time, even when we are not there.
No, this is forbidden. The use of the apartment is exclusively reserved to the contracting party.
The house rules will be sent to you with your tenancy agreement.

Of course you can move out before the end of your contract. Please note that moving out before the end of your contract does not change anything in your contract and that you will still have to pay your rent until the end of your contract. Contact your Lumis team in good time (1-2 weeks before) to arrange a return appointment.
If you are going to be away from your apartment for more than two weeks, please send us an e-mail.
Should you not be able to be present at your move-in, there is the possibility that a friend or family member can take your keys. Please inform us in good time.
You must make an appointment with the Lumis team to move out. We ask you to pack your personal belongings, dispose of your rubbish and empty the fridge (including the freezer compartment!) in good time. Please check all cupboards and bed frames to ensure that everything is packed, and nothing has been forgotten.
Yes, you must cancel your registration at the registration office when you move out.
The deposit will be returned within four weeks of the end of the contract.

We will go through your apartment together and check for any damage or excessive dirt. Please make sure that your apartment is completely emptied and that there is no rubbish left. Repair costs will be deducted from the deposit if the apartment is found to be excessively dirty or damaged.
If you do not manage to move out on the last day of the month, it may be possible to stay a few days longer. This depends on whether the apartment is rented out again right afterwards. Ask the Lumis team and we will try to find a solution.
